Most coating failures on commercial buildings trace back not to the paint or the crew, but to the conditions the day it was applied. A film that goes on when the surface is too cold, too damp, or dropping toward the dew point will cure poorly no matter how good the product is. That is why experienced painters watch the forecast as closely as they watch the wall.
Reading Temperature Ranges
Manufacturers print an application temperature range on every can, and it is not a suggestion. Most exterior acrylic coatings want the air and the substrate somewhere between roughly 50 and 90 degrees Fahrenheit, though low-temperature formulas can reach a bit further down. The number that trips people up is surface temperature, not air temperature. A brick or metal wall in direct sun can sit well above the reading on your phone, while a north-facing concrete panel in early spring can stay cold long after the air has warmed.
When paint goes on below its minimum, the resins cannot coalesce properly. The film stays soft, chalks early, or peels within a season. Go on too hot, and the coating skins over before it has flowed out, leaving lap marks and pinholes. On large elevations this matters even more, because the sun tracks across the building through the day and one wall may be workable while the wall around the corner is not.
Humidity And Drying
Temperature sets whether you can paint at all; humidity often decides how well it turns out. High moisture in the air slows evaporation, so a coating that should be dry to recoat in a few hours can stay tacky for the better part of a day. The bigger risk is dew. If the surface cools to the dew point overnight, condensation forms on fresh paint and ruins the finish, which is why afternoon coats near sundown are a gamble.
The practical rule most crews follow is to keep the surface temperature at least five degrees above the dew point and to stop early enough that the film sets before evening moisture arrives. Reputable contractors who paint commercial exteriors build these buffers into the day rather than pushing to finish a wall as conditions turn. In humid stretches common across southern Ontario summers, that can mean shorter work windows and more days on site than a homeowner’s rough estimate would suggest, but the finish holds up.
Wind plays a quieter role. A light breeze helps a film flash off, but a strong one dries the surface unevenly and carries dust and pollen onto wet paint. On exposed sites and taller structures, gusts also make spraying imprecise and wasteful.
Scheduling Around Seasons
Climate shapes the calendar. In a place like Mississauga, the reliable exterior painting season runs from late spring through early fall, when overnight lows stay comfortably above the coating minimums and rain is less likely to interrupt a fresh coat. Shoulder seasons can work for the right products, but the usable hours shrink to the middle of the day and any cold snap can stall a project.
Booking well ahead matters because good weather is a shared resource. Every property manager in the region wants their building done in the same few months, so crews fill up early and a late request may land in less forgiving conditions. Planning also lets a contractor sequence the work to chase the sun and dodge afternoon showers, which is far easier on a job scheduled in June than one squeezed into a cool October.
